This may be due to allegies. I remember when I first moved to the city, and it was spring, woke up like I had gotten two black eyes. Egads. Was shocked. Turns out my system was not used to all the allergens in the air. Rinse with clean cloth and warm water. There are also drops available for allergy eyes.
